Revising a Baja Kit home built in Colorado.

CHALLENGE

This 1960’s kit home was built in the wrong place and time. The long time residents loved the intimate scale of the home and wanted to preserve it’s character through a meticulous remodel. But they knew they needed to address a series of nagging maintenance and performance issues, first. The home needed a number of repairs and improvements, but none more desperately needed than to address the failing exterior envelope. The house was originally designed for the warm, arid desert environment of Baja California. It just happened to be built in Boulder, Colorado.

APPROACH

Uitto Design Workshop worked closely with the general contractor to itemize and prioritize the list of needed repairs around the exterior of the home. Through rigorous meetings with the project team, Uitto Design Workshop synthesized a design plan that maximized the homeowner’s limited budget. Greg and Uitto Design Workshop proposed a design solution that allowed the homeowners to complete the exterior upgrade to the home while acknowledging and accommodating a future Phase 2 scope of work that focused on a complete interior remodel and addition.

RESULTS

The homeowners relax inside in comfort during heavy snow storms and frigid winter nights. Not only does the home now exceed code minimum standards for insulation and air tightness in Colorado, it wears an elegant new coat of hand troweled stucco and vertical cedar siding. The exterior material & color palate restores the original soul of the home and sets the tone for the future interior remodel. The courtyard garden outside the front entry feels complete and intentional. The homeowners now have a solid, efficient dwelling to enjoy and appreciate year round… no matter the weather.
